Rushing/mechanical noise?

We live in an Edwardian first floor flat and have a combi boiler that was replaced just over a year ago. A while ago (not connected to the boiler being replaced I dont think) I noticed a repetitive almost mechanical noise coming from the bathroom area (almost 'dooodooo dooodahh'). I think it actually comes from below the floor boards or even from the flat downstairs. Whenever we run hot water it stops, and for a few minutes after that. Then there is a rushing sound from around the bathroom area (maybe below it) and it starts up again. Sometimes not for long but sometimes on and on. If it goes off, it is sure to start again when the rushing sound happens, which is intermittent but fairly constant. The sound only happens when the water is off, hot water running seems to stop it. However, some days it isn't there at all! It is mystifying and extremely annoying- can anyone shed any light? Thanks!
