New ceiling quote?

Hi, I have had a very very large quote from a builder in relation to replacing a ceiling. The ceiling had an impact that has caused the plaster to crack and come away. The timber underneath evidences a leak at some point that has been fixed. I want all of the old timber removing and plasterboard adding to the joists. It’s for my living room and it’s a really small room but the quote has three zeros next to it. I don’t know if I need to contact someone from a different trade instead of a builder to do this ? Also sounds incredibly high price for a small job. Can anyone advise if I am being ripped off

If you wonder the job on a quote ask the builder to itemized plan so you can discuss the stages and the facts ask for foto evidence off stages can say if correct or not as dont know what the job entails hope this is helpfull

Is there a reason why you want the existing timber joists replaced? If there’s no problem with them you could just re-board and skim the ceiling.

Do you have the original ceiling still there or is it already down?

If so, to board and skim that would be around £500.

To take down existing ceiling, re-board and skim - around £850.

You can check diferent builders to see different quotes, it's dependent how many people should be involved and in how long time it can be done and how urgent it is, some time when the property is in constant use is make work more complicated and a bit more expensive.
