Bathroom Knock Through

We are looking to renovate our bathroom which is currently a separate bathroom and toilet. The wall in between is a supporting wall so will need some sort of support once removed. When looking in the loft directly above the wall in question there is a single stack of bricks supporting a beam across the pitch of the roof. The wall to be removed is well under 3 meters ( approx 1.8m)

We have had two contractors come out to quote and both have offered different solutions.

The first suggested that it would only need a lintel rather than an RSJ.

The second suggested their Joiner could build some sort of frame/bracket to spread the load?

Both said that their options would not require Building regs due to the size of the lintel/bracket/space etc?

Having no direct building experience I was just wondering if these options sounded right and also whether it would still be prudent to go via the building regs option?

Probably a really daft question but the two different options had made me question whether either are correct?

If ure taking out any load bearing wall it should be checked by building control after works are underway they will check that the work is done correctly , also u can get advice from structural engineer . Hope this helps

For small knock threes ie for a door way can be supported by a lintel and does not need inspecting but for instance if you are advised by the structural engineer you need an rsj the building inspector will always need to see the job and have the calculations by the engineer. In my past experience you are always better safe getting professional advice by the engineer other wise you may have problems selling your house in the future, not only that you do run the risk of having g problems down the line.
