Scaffolding for re-flashing chimney?

Depending on pitch of roof and tiles slate and kent pegs are a pain but a roof ladder will suffice as long as it is not miles of tiles I would do it for £475 no scaffold that's all in as I said as long as its not miles of tiles lol.

Best of with scaffolding to be safer but can do for £2000

Highly recommend scaffolding as it can be dangerous on any roof.

I personally think if you can save the customer money and work safe then do so you would be able to access the roof from the rear using a cat ladder up to ridge but again depends on the placement off the chimney on the roof

I would say it depends on access if you mean they can work off the flat roof which is 2 stories and the works required are to the pitched roof next to it then no they shouldn't need scaffolding to carry the works out. Scaffolding to go up 2 stories should be nowhere near £2000 the scaffolder I use would charge around £350 for that, I would say the first quote is reasonable depending on how many meters of lead, ridges and slates to change there are without any measurements or pictures to go off its hard to be accurate but £3000 is outrageous as a standard mid-terrace house is usually around 5m wide which equates to around 13 ridge tiles

You can do this work without scaffolding but to be honest £1000 seems to cheap for the amount of work you have described I would be weary of such a low quote and would advise to check out the company and also make sure they have adequate insurance.

The quote with scaffolding does seem high in price but is correct, no roofer should be working on cat ladders for no longer than 30 minutes. This is standard health and safety

If you have a flat roof at the back then I would say you would only need scaffold to one side without the dormer as there should be enuff access on the dormer to do any work needed even with a scaffold I would estimate the work price to be round about 1600 with scaffold

Without scaffolding is a very dangerous process if they do not have public liability licenses you could be held accountable due to allowing the process off work to be carried out without the correct safety procedures

With scaffolding that’s very pricey roughly with scaffolding you should be looking with in the 1800/2000 pound mark

The scaffold seems way too expensive for my liking. Maybe a £1000 extra for scaffolding but not 2

If it’s not a steep roof a cat ladder could be used to replace lead on a stack with the right safety equipment, just make sure you research any business as much as you can and no cash and everything in writing.

That quote coming from me, would cost about £2250

Being a home owner you have responsibilities. One being to ensure all works is carried out in a safe manner. You are allowed on a ladder for 30 minutes a day, so if say scaffolding is needed also the contractor wanting to use scaffolding is probably going to do a lot better job having a safe working platform to work from

Yes scaffolding is nessersery but the quotes are quite different id say from wat you’ve said with scaffolding £1880 is a fear price for work described above£3000 is way to high I’d like to have a look at this property and a look at the work needs doing

I would say yes with scaffolding always a safer and better job when you can work comfortably or more comfortable then a roofing ladder.

Prices can always range different depending on the roofer and if one is using scaffolding and one ain’t.

Personally I would have scaffolding as it is a lot safer for me, and there is always a risk off slipping off the roof and with a scaffold you can’t fall far

The one for £3000 sounds excessive, scaffold prices normally start from £25 per meter per a lift, regards needing scaffold it's due to health and safety, mam with a van will normally do it without but a proper roofing company would scaffold it due to health and safety policy,

Sounds like a job for a scaffolding tower which any good company should have.

They are both really costly, no scaffolding is required and you're looking at around £600/£800 to do the job
